How do I register to bid on a property?
Go to the registration tab to complete the registration process. A credit card is
required for registration,
and a $300 non-refundable earnest money deposit will be charged to all winning bidders.
When will I be contacted if I am the winning bidder?
The winning bidder will be contacted within 3 business days of the auction end date at which time the purchase agreement signing will be scheduled. If a purchase agreement is not signed within 5 business days, the $300 deposit will be forfeited.
Will the $300 deposit be applied to the purchase price?
Yes, the $300 will be deducted from the balance due at closing.
What happens if I win the bid and decide not to purchase the property?
If the winning bidder fails to close on the property within 30 days of the purchase agreement signing, the $300 deposit will be forfeited.
What else is due with the purchase agreement?
A non-refundable deposit, equal to ten percent (10%) of the purchase price of the property will be due at the time the purchase agreement is signed and will be applied to the balance due at closing.
When will I close on the property?
Within 30 days of the purchase agreement signing, at which time full payment is due. You will have the option to combine the purchase agreement signing and closing within 30 days of the auction end date.
Am I required to pay additional costs in addition to the purchase price of the property?
YES. There will be a $200 administration fee due at the time of closing. You will also be required to bring receipts demonstrating proof of payment of all outstanding city and county
taxes and water charges on the property.
What is the time frame for improvements to the property?
Purchaser must obtain a permit to improve or demolish the structure within sixty (60) days and provide a certificate of occupancy within 180 days of closing. WCLB, at its discretion, may extend these dates. Vacant lots must be maintained in accordance with municipal ordinances.
